Geothermal · Barndominiums

Geothermal, radiant & HVAC planning for barndominiums.

A barndominium is still a house, & its heating, cooling & hot water have to be planned before the slab is poured. GeothermalKC plans & installs the mechanical systems; the building itself is designed & built by All Under One Roof, the design build firm under the same ownership.

Why barndominiums need early mechanical planning

Tall, open living spaces & clear span shop bays move heat differently than a conventional house, & living space & shop space share a roof but not a schedule, so they usually get separate zones or separate equipment.

Slab on grade means radiant tubing, sleeves & under slab insulation have to be in place before the pour, & acreage suits a horizontal geothermal loop dug while site equipment is already there.

What gets planned before the slab

  • Heating & cooling needs of the living & shop space
  • Geothermal loop field location & trench routes
  • Radiant slab zones, tubing & insulation
  • Ductwork routes or mini split locations
  • The mechanical room & water heater location
  • Electrical requirements, defined in the project proposal

What comes next

The building itself

Barndominiums & shops are designed & built by All Under One Roof, the design build firm under the same ownership. GeothermalKC can prepare the site & dig the loop field on the same schedule.

How the planning runs

  1. Plans stage

The building plans, the site & the schedule are reviewed with the builder.

  2. Mechanical plan & proposal

Systems, zones & the loop field are set, with a written scope & price.

  3. Site work & loop field

The pad, trenches & loop field are dug on one schedule.

  4. Slab & rough in

Radiant tubing & sleeves go in before the pour; ducts & lines before walls close.

  5. Equipment & start up

Heat pumps, controls & the water heater are installed, started & explained.

Typical projects & exclusions

Typical projects

  • New barndominiums & shouses on acreage
  • Shops with living quarters
  • Slab on grade homes

Not included

  • Barndominium design & construction, which All Under One Roof handles
  • Existing buildings, covered on the geothermal replacement & retrofit page

Common questions

Can geothermal heat & cool a barndominium?

Yes. Barndominiums on acreage usually have room for a horizontal loop, & the system is sized for the living & shop space together or zoned separately.

When should geothermal be planned for a barndominium?

At the plans stage, before the pad & slab. The loop field route, the mechanical room & any radiant tubing all affect the site work & the slab.

Can the shop be heated separately from the living space?

Yes. Separate zones or separate equipment keep the shop at its own setting, often a radiant slab in the shop & ducted heating & cooling in the living space.

How is humidity handled in a metal building?

Through the builder's insulation & vapor control, & a heating & cooling system sized to manage moisture, not only temperature.

Does GeothermalKC build barndominiums?

No. Barndominiums are designed & built by All Under One Roof, the design build firm under the same ownership. GeothermalKC plans & installs the geothermal, heating, cooling & plumbing systems & can prepare the site.
